Buy & Invest
Buying Property in Italy Shouldn’t Feel Foreign.
Owning property in Italy is a dream for people around the world.
The buying process, however, can be very different from what international buyers are accustomed to.
Our role is to make the experience easier to understand, better organized, and more personal.
We begin by understanding exactly what you’re looking for and then help coordinate the journey from search through purchase.
The Property Purchase Process
1. Private Consultation
We begin by learning about you. We discuss:
- Preferred locations
- Property type
- Lifestyle priorities
- Budget
- Number of bedrooms
- Intended use
- Investment goals
- Renovation preferences
- Timeline
- Accessibility and transportation
- Financing considerations
- Long-term plans in Italy
2. Property Strategy
Once we understand your objectives, we develop a focused search strategy. Rather than overwhelming you with hundreds of listings, our goal is to identify properties that genuinely fit what you’re trying to accomplish.
3. Property Search & Sourcing
We search available opportunities and work with local professionals and contacts where appropriate. Depending on the search, this may include both publicly marketed properties and opportunities identified through local relationships.
4. Property Viewings
We can help coordinate property tours around your schedule. For international clients who cannot immediately travel to Italy, remote and video viewing options may also be coordinated when available.
5. Offer & Negotiation
Once you’ve identified the right property, we help coordinate the offer process and communicate with the appropriate parties.
6. Due Diligence
Italian property transactions require careful review. Depending on the property, qualified professionals may be brought in to review legal ownership, planning and cadastral matters, technical conditions, contracts, and other relevant documentation. We help coordinate these professionals and keep the process organized.
7. Pre-Closing
We assist with communication and coordination among the relevant parties as the transaction moves toward completion. This may include the buyer, seller, agents, notary, attorneys, surveyors, banks, accountants, translators, and other professionals.
8. Notary & Closing
The Italian notary plays an important role in the final property transfer. We help clients understand what to expect and coordinate the steps leading up to the final signing.
9. After the Keys
Our assistance doesn’t have to end at closing. Depending on your needs, we can continue helping coordinate:
- Utilities
- Internet
- Insurance
- Property management
- Contractors
- Renovations
- Furniture
- Household services
- Security
- Landscaping
- Local resources
- Relocation
